Rent Robin understands that moving to a new home can be both exciting and stressful. Our mission is to make this process as smooth and stress free as possible. Below you will find a "checklist" of things we need your help with in order to get you into your new home as soon as possible.

• A copy of your most recent paystub or paystubs, SSI award letter, or other source of income verification

We are looking forward to being of service to you, so let's get started with how the rental/leasing application works - Here are some of the most common questions new tenants ask:
Buyer Beware!
It is possible for Owners to deny any applications with the following issues-

1. A foreclosure within the past year.

2. A Bankruptcy which has been discharged less than 12 months ago

3. Continuing Negative credit history following a Bankruptcy

4. A prior eviction filed within the past year, or unpaid rent.

5. A Felony conviction could cause your application to be denied, depending upon the type of felony and the date of the conviction.

Rent is expected by the FIRST day of each month. The rent you pay may be used by Your Landlord to pay mortgages, repairs, maintenance, licensing fees, taxes, insurance, and possibly utilities. As you can see, receiving the rent in a timely manner is extremely important! Rent will be considered late and late fees will apply by the 6th. day of each month. If your rent payment is returned to us for ANY reason by your financial institution, we can request payments for rent for a minimum of one year with certified funds. It is also possible that you may lose your status in our reliable tenant program, and your monthly rental payment could be increased.


Do you accept Section 8, or Subsidized Programs?

It is possible that an owner will accept one of these programs. If we have a home for rent/lease in an area that requires acceptance of any source of income, and you are a Section 8 or Program tenant, we will need to gather the application from you in as complete a form as possible to present to the owner, who will then make the final decision. You will find all properties that are available for these programs listed in the details section of the property listing.


How long does it take to Process an Application?

· We start processing your application upon receipt which can be delayed by Holidays and Weekends. Some of the items that may also delay the process are incomplete applications, delays in receiving Your previous Landlords verification of rental history, and delays in your response to questions we may pose to you via email. We appreciate your patience while we work hard to complete the process.


Is there an application fee?

· Yes, this covers the cost of credit and criminal reporting, employment verification, and rental history. It is $55.00 per person. Anyone over 18 who will be living in your home must fill out an application. Applicants applying individually will be linked if living in the same property.


Will I automatically be eliminated if I have past credit or criminal history?

· Absolutely not - the information is gathered and presented to the owner of your new home. The owner(s), may choose to accept your application, or present an alternative that may work for everyone. We do not necessarily discriminate based upon criminal history.


**Home Up Keep

MOST IMPORTANTLY!! We want to hear from you if there are any issues that require a qualified maintenance/repair person to come to your home. Some of the issues that can cause major damage, and headaches for you are:

Water leakage - under sinks, and toilets, and roofs
Heating, Air Conditioning and Hot Water Systems - If these are not functioning correctly please let us know immediately. However, please check with your utility companies first to make sure the problem is mechanical. If we send a repair person, but the system is functioning correctly, and the problem was with billing, we will charge you the cost of the trip and diagnosis.

The items Tenants are responsible for are listed below:

1.    Keeping the home clean.

2.    If there is a yard, and the tenant is responsible per the lease, you will be expected to keep the yard mowed, trimmed, and watered during the spring/summer/fall months. Leaves must be raked and removed. Branches/Limbs/Lawn Clippings must not be left anywhere in the yard.  Bushes must be trimmed and planting beds maintained weed free.

3.    Replacing all light bulbs.

4.    Checking and Replacing Smoke Alarm Batteries.

5.    Replacing Furnace filters at least every 3 months.

6.    Insect and Rodent control.

7.    Disposal of All Toxic Waste.

8.    Removal of all Trash

9.    Removal of all Holiday Decorations within 3 weeks of the calendar date of the Holiday.

10. Any Accidental Damage Caused by the Tenant.


We reserve the right to conduct interior inspections with written notice to the tenant. If we find tenant lease violations the tenant will be notified in writing of the needed corrections and another inspection will be scheduled. If it is determined during the second interior inspection that there continues to be lease violations, monthly inspections will be scheduled for a minimum of three additional months at a cost of $75.00 per inspection charged to the tenant. It is also possible the lease may be canceled. We are serious about the responsibility of keeping a safe, comfortable home for you and the owner.

Missouri law does not prohibit written agency agreements which provide for duties exceeding that of a limited agent described in this pamphlet.

This brokerage authorizes the following relationships:

This disclosure is to enable you, a prospective buyer, seller, tenant or landlord of real estate, to make an informed choice BEFORE working with a real estate licensee.

Missouri law allows licensees to work for the interest of one or both of the parties to the transaction. The law also allows the licensee to work in a neutral position. How the licensee works depends on the type of brokerage service agreements involved. Since the sale or lease of real estate can involve several licensees, it is important that you understand what options are available to you regarding representation and to understand the relationships among the parties to any transaction in which you are involved.

Missouri laws require that if you want representation, you must enter into a written agreement. This may or may not require you to pay a commission. You do not need to enter into a written agreement with a transaction broker unless you intend to compensate this licensee. These agreements vary and you may also want to consider an exclusive or nonexclusive type of relationship.

If you choose not to be represented by an agent, the licensee working with you may be working for the other party to the transaction.

Seller's or Landlord's Limited Agent

Duty to perform the terms of the written agreement made with the seller or landlord, to exercise reasonable skill and care for the seller or landlord, and to promote the interests of the seller or landlord with the utmost good faith, loyalty and fidelity in the sale, lease, or management of property. Information given by the buyer/tenant to a licensee acting as a Seller's or Landlord's Limited Agent will be disclosed to the seller/landlord.

Designated Agent

Acts as your specific agent, whether you are a buyer or tenant, or seller or landlord. When the broker makes this appointment, the other real estate licensees in the company do not represent you.

There are two exceptions with both resulting in dual agency:
1. The agent representing you as a buyer or tenant is also the agent who listed the property you may want to buy or lease.
2. The supervising broker of two designated agents becomes involved in the transaction.

Buyer's or Tenant's Limited Agent

Duty to perform the terms of the written agreement made with the buyer or tenant, to exercise reasonable skill and care for the buyer or tenant and to promote the interests of the buyer or tenant with the utmost good faith, loyalty and fidelity in the purchase or lease of property. Information given by the seller/landlord to a licensee acting as a Buyer's or Tenant's Limited Agent will be disclosed to the buyer/tenant.

Sub-Agent (Agent of the Agent)

Owes the same obligations and responsibilities as the Seller's or Landlord's Limited Agent, or Buyer's or Tenant's Limited Agent.
Disclosed Dual Agent

With the written consent of all parties, represents both the seller and the buyer or the landlord and the tenant.

A Disclosed Dual Agent may disclose any information to either party that the licensee gains that is material to the transaction.

A dual agent may not disclose information that is considered confidential, such as:

·         Buyer/Tenant will pay more than the purchase price or lease rate

·         Seller/Landlord will accept less than the asking price or lease rate

·         Either party will agree to financing terms other than those offered

·         Motivating factors for any person buying, selling or leasing the property

·         Terms of any prior offers or counter offers made by any party.

Sub-Agent (Agent of the Agent)

Owes the same obligations and responsibilities as the Seller's or Landlord's Limited Agent, or Buyer's or Tenant's Limited Agent.


Disclosed Dual Agent

With the written consent of all parties, represents both the seller and the buyer or the landlord and the tenant.

A Disclosed Dual Agent may disclose any information to either party that the licensee gains that is material to the transaction.

A dual agent may not disclose information that is considered confidential, such as:

·         Buyer/Tenant will pay more than the purchase price or lease rate

·         Seller/Landlord will accept less than the asking price or lease rate

·         Either party will agree to financing terms other than those offered

·         Motivating factors for any person buying, selling or leasing the property

·         Terms of any prior offers or counter offers made by any party.

Transaction Broker

Does not represent either party, therefore, does not advocate the interest of either party.

A transaction broker is responsible for performing the following:

·         Protect the confidences of both parties

·         Exercise reasonable skill and care

·         Present all written offers in a timely manner

·         Keep the parties fully informed

·         Account for all money and property received

·         Assist the parties in complying with the terms and conditions of the contract

·         Disclose to each party of the transaction any adverse material facts known by the licensee

·         Suggest that the parties obtain expert advice.

A transaction broker shall not disclose:

·         Buyer/Tenant will pay more than the purchase or lease price

·         Seller/Landlord will accept less than the asking or lease price

·         Motivating factors of the parties

·         Seller/Buyer will accept financing terms other than those offered.

A transaction broker has no duty to:

·         conduct an independent inspection of, or discover any defects in, the property for the benefit of either party

·         conduct an independent investigation of the buyer's financial condition.





**Utility Procedures:

It can get very COLD and very HOT is this area of the country, so please don't put off having the utilities in your name by the day you take possession of your new home. Unless you have made previous arrangements with the owner as part of your lease, the utilities will be turned off within 24 hours of your move-in date.
We will request your utility confirmations transfer numbers by the day of your move in.

**APPLICANTS AGREEMENT OF UNDERSTANDING:
Upon approval, we will notify you and make arrangements for you to sign the rental agreement within three days of the notification. If the landlord/property owner requests additional information or a co-signor to satisfy any credit issues, we are qualified to guide you, and help you resolve any hurdles. If the landlord/property owner denies your application, you may be contacted with other potential rentals. Until we receive the full security deposit, the property will remain "FOR RENT".
If your Application is accepted We will send you an Acceptance Letter that you must sign, date, and return to Rent Robin LLC. We request that we also receive the deposit by Overnight mail or Electronically through the Rent Robin applicant portal, or You can bring it to our office within 24 hours. Your home will remain on the market and will be actively available to new potential Tenants for the Owners consideration and possible acceptance until Your Acceptance Letter and the Deposit have been received by Rent Robin LLC.
Applicant(s) hereby authorizes Rent Robin LLC to verify all information within this application through any sources deemed necessary to approve applicant(s).
Applicant hereby attests that all the information submitted is true, accurate and complete to the best of Applicant's knowledge. Rent Robin LLC reserves the right to deny tenant should tenant not meet the owner's rental criteria.
I(WE) HEREBY AUTHORIZE ANY PERSON OR FIRM TO RELEASE INFORMATION ABOUT THE UNDERSIGNED UPON PRESENTATION OF THIS FORM OR A COPY OF THIS FORM AT ANY TIME.
By signing your name(s) below, as the "Applicants)", herein referred to as the subject of the information provided, you agree that the act of doing so shall be considered your legally binding signature.
I (WE) authorize Rent Robin LLC to verify all information provided on this application and to charge my credit/debit card for the specified application fee. I(WE) acknowledge that I(WE) have read, accept and understand the Application Disclosure Addendum provided to me(us) with this application and by Rent Robin LLC.
