TENANT RESPONSIBILITIES

Home Care & Maintenance (Kansas City, Missouri)

Most importantly: Tenants must promptly notify management of any condition that may require a qualified maintenance or repair professional. Timely reporting helps prevent property damage and protects the health and safety of occupants, as required under Kansas City municipal code and Missouri law.

Issues that must be reported immediately include, but are not limited to:

  • Water leaks (including under sinks, toilets, water heaters, roofs, or any interior plumbing)

  • Heating, air conditioning, and hot water systems

    • If these systems are not operating properly, notify management immediately.

    • Tenants must first confirm with the utility provider that the issue is not related to billing, service interruption, or utility shutoff.

    • If a technician is dispatched and the system is found to be operating correctly and the issue is utility-related, the tenant will be responsible for the service call and diagnostic charge.


Tenant Responsibilities

Unless otherwise stated in the lease, tenants are responsible for the following:

  1. Maintain the home in a clean, sanitary, and safe condition in compliance with Kansas City property maintenance codes.

  2. Yard Maintenance (when assigned to the tenant by the lease):

    • Lawn must be mowed, trimmed, and maintained during spring, summer, and fall.

    • Grass height must comply with Kansas City weed and nuisance ordinances.

    • Leaves must be raked and removed.

    • Branches, limbs, and grass clippings may not be left in the yard or public areas.

    • Bushes must be trimmed, and planting beds kept weed-free.

  3. Replace all interior and exterior light bulbs during the tenancy.

  4. Test and replace smoke detector batteries as needed. Tampering with or disabling smoke detectors is prohibited.

  5. Replace furnace filters at least every three (3) months or more frequently if needed.

  6. Insect and rodent control, unless the infestation is caused by a structural or pre-existing condition, in which case management must be notified immediately.

  7. Proper disposal of all hazardous or toxic waste, including chemicals, paint, batteries, and automotive fluids, in accordance with local regulations.

  8. Trash removal

    • All trash must be bagged and placed in designated containers.

    • Overflowing trash, bulk items, or illegal dumping is prohibited and may result in fines charged to the tenant.

  9. Holiday decorations must be removed within three (3) weeks following the calendar date of the holiday.

  10. Responsibility for damage

  • Tenants are financially responsible for any accidental, negligent, or intentional damage caused by the tenant, occupants, or guests beyond normal wear and tear.


Inspections & Lease Compliance

In accordance with Missouri law, management reserves the right to conduct interior inspections with proper written notice.

  • If lease violations are identified, the tenant will receive written notice specifying required corrections and a deadline for compliance.

  • A follow-up inspection will be conducted to confirm compliance.

  • If violations continue after the second inspection, monthly inspections will be scheduled for a minimum of three (3) additional months.

    • A fee of $75.00 per inspection will be charged to the tenant as additional rent.

  • Continued non-compliance may result in lease termination as permitted under Missouri law.
