Tenant Application FAQs

Please take a few minutes to review the information below. Many of the questions you may have are answered there, but if not, please don’t hesitate to contact us.

It is possible that a property owner may accept Section 8 or other subsidized housing programs. If we have a home for rent or lease in an area that requires acceptance of any lawful source of income, and you are a Section 8 or program participant, we will gather your application in as complete a form as possible and present it to the property owner, who will make the final decision.

Properties that participate in these programs will be clearly identified in the details section of each property listing.

Applications are completed online. Each adult 18 years of age or older who will be living in the home must submit a separate application. Applications for occupants living in the same property will be linked during processing.

Yes. The application fee is $55.00 per person and is non-refundable. This fee covers the cost of:

  • Credit reporting

  • Criminal background screening

  • Employment verification

  • Rental history verification

We begin processing your application as soon as it is received. Most applications are completed within 1–3 business days, though processing times may be extended due to:

  • Holidays or weekends

  • Incomplete applications

  • Delays in receiving landlord or employment verification

  • Delays in applicant responses to follow-up questions sent via email

We appreciate your patience while we work to complete the process thoroughly.

Applicants should be prepared to provide:

  • Government-issued photo ID

  • Social Security number (for screening purposes)

  • Proof of income

  • Employment history

  • Rental history and landlord contact information

In most cases, household income must be at least three (3) times the monthly rent. Certain properties or programs may have different requirements.

Yes. Credit, criminal background, eviction history, and rental history checks are conducted for all applicants.

Absolutely not. Information collected during the application process is presented to the property owner for review. The owner may choose to approve the application, request additional conditions, or propose an alternative solution that works for all parties. Applications are reviewed individually, and we do not automatically deny applicants based solely on credit or criminal history.

Some properties may allow co-signers. Co-signers must meet all income and credit requirements and submit a full application.

Pet policies vary by property. If pets are permitted, additional fees, deposits, or monthly pet rent may apply. Breed or size restrictions may exist.

Security deposits vary by property and applicant qualifications and are typically equal to one month’s rent, unless otherwise stated.

A property is not reserved until:

  • The application is approved

  • The lease is signed

  • The required security deposit is paid
